Why does my aircon still smell after a chemical wash?
Three things explain it: the wash never reached the source, the job should have been an overhaul, or the technician rushed the procedure.
Start with what a chemical wash actually does. Alkaline cleaner at pH 10 to 12 goes onto the evaporator coil while the unit stays mounted. That chemistry works on the coil face. It does not travel behind the coil, and it does not get into the drain pan cavity.
So the smell hides where the spray cannot go:
The drain pan sits below the coil and collects condensate all day. Water that sits there long enough grows biofilm and mould, and that is your musty smell. Reaching it means taking the unit apart, which an on-wall wash by definition does not do.
The blower wheel is the cylindrical fan behind the coil that pushes cold air into your room. Dust and biofilm build up on the blades, and every time the unit runs, the air passes over that contamination on its way to you. The wash spray never reaches into those blade cavities.
The fan housing is a sealed cavity around the blower wheel holding years of dust and damp. Nothing sprayed at the coil face gets in there.

The fan motor is going. Worn bearings or a failing capacitor cut the air volume moving across the coil. Cleaning chemistry does nothing for either.
Test it yourself after 24 to 48 hours of running. Delta-T between 10 and 14°C means the system is cooling properly and the wash did its job. Below 8°C, something is still restricting it and the wash did not touch the real cause.

What does a chemical wash typically miss?
A chemical wash misses the drain pan, the blower wheel, the fan bearings, the motor housing, and on cassette units, the internal duct surfaces. Every one of those needs the unit taken apart, which is exactly what separates a wash from an overhaul.
The drain pan sits under the evaporator and catches condensate. Standing water plus organic dust breeds mould. An on-wall wash sprays the coil surface and leaves the pan alone.
The blower wheel picks up biofilm and dust across 12 to 24 months of running. The spray cannot reach between the blades.
The fan bearings get avoided on purpose. Alkaline cleaner strips bearing lubricant, so a competent technician keeps chemistry away from them. Nothing cleans them during a wash.
The fan motor housing is sealed around the windings, and dust works its way in anyway. No spray reaches inside.
Internal duct surfaces apply to 1-way and 4-way ceiling cassettes, which distribute air through internal ducting to each vent. Those surfaces sit too deep for wash chemistry.
If your odour is coming from any of these, no amount of care during a chemical wash will clear it. Overhaul was the right service and the wash was the wrong purchase.
Did I need an overhaul instead of a wash?
If the smell came back, or cooling stayed weak past 48 hours, you probably needed the overhaul from the start. A contractor who inspects properly spots the signs before quoting.
Run the numbers on getting it wrong. A failed wash at $80 to $120 followed by the overhaul you needed at $150 to $280 costs you $230 to $400 and two service visits. When those signs are sitting there at quoting time and the contractor sells you a wash anyway, either they cannot diagnose or they preferred the smaller job they could close today. Either way you have grounds to push for warranty escalation.
Is this residual biofilm or mould regrowth?
Residual biofilm comes back fast, inside 3 to 7 days, because the wash never fully removed it. Mould regrowth takes longer, 2 to 6 weeks, because it is new growth feeding on moisture and organic matter. They are different problems with different fixes and different bills.
Residual biofilm shows up within the first week. The cause is an incomplete wash: dwell time cut short, weak chemistry, or a rinse that stopped early. The fix has to address the moisture first, through drain repair or better ventilation, then keep up regular cleaning. Responsibility here is split: the wash itself was legitimate, but nobody diagnosed the moisture problem underneath it.
That distinction decides who pays. Residual biofilm is a quality problem the contractor created. Mould regrowth is a condition of your system that may have nothing to do with them.
Singapore makes regrowth easy. Humidity runs 75% to 85%, cold surfaces condense constantly, condensate lines block or drain slowly, and a room with the aircon off gets no ventilation at all.
You can tell them apart by looking. Black or green deposits still visible on the coil at inspection means residual biofilm, because it never came off. A damp musty smell with a clean-looking coil means new growth from moisture.
What warranty comes with a chemical wash?
Established Singapore contractors warrant chemical wash work for 14 to 30 days, and some go to 45 or 60. The warranty covers whether they performed the wash correctly, and gets you a callback for confirmed error. It does not cover the underlying condition of a unit that needed an overhaul.
What the warranty should cover:
- Alkaline cleaner at pH 10 to 12, applied correctly
- Dwell time of 10 to 15 minutes
- Enough rinse water to clear the chemistry
- Filter clean
- Drain flush
- A post-service delta-T reading in the 10 to 14°C range
What it will not cover:
- Mould regrowth driven by a moisture problem in your home
- Biofilm built up over years that always needed an overhaul
- Compressor, refrigerant or fan motor faults found afterwards
- Damage from misuse or environmental conditions
Wash warranties run shorter than overhaul warranties, which sit at 30 to 60 days, because the scope is smaller. An overhaul reaches deeper components, so the contractor stands behind more of the unit.
Any contractor who will not put wash warranty terms in writing is fine for a routine quarterly clean and nothing beyond that. Those written terms are the only thing you can hold them to later.

Who pays when the chemical wash didn’t work?
It depends on what failed. Confirmed corner-cutting is the contractor’s cost. A wash you chose after being warned about overhaul indicators is yours. The middle ground is a wash done competently on a unit the contractor should have flagged for overhaul.
The contractor pays when:
- They rushed the job. Short dwell time, too little chemistry, skipped drain flush, or a failed delta-T reading all mean a free callback and a full re-wash.
- The wash caused damage. Over-strength cleaner can strip coil paint or corrode an aging coil. Rare, but when it happens the repair is theirs.
